Mango Tree Restaurant

Installation of new shopfront, with extraction duct to rear, and complete internal alterations in connection with proposed change of use from a1 retail to a3 restaurant with conservation area and listed building consent. Method statements for shopfront renovation, installation of extraction duct, restoration of copper columns, restoration of wooden floor etc… had to be submitted to the conservation department and the environmental department prior to commencement of any work. Prolonged pre contract stage due to long planning and conservation approval processes.

Intermediate building contract with contractor’s design2 was selected based on the appointment of specialist subcontractors.

And subsequent improvements were made after 4 years of operations in 2012. Consents were mush easier as the authorities had confidence in the practice to deliver sympathetic design as well as good practice procedures.

DSI

Plot is a rectilinear land on a slope where the lowest part is at the edge of the High Level road. This part of the land where it faces the main high level road is also its narrowest point and an important junction at Nawinna. The node at the road connects 3 roads around an old Bo-tree. The long elevation of the plot is facing the side access road of the premises.

There are two levels of showroom and two levels of office space. The showroom spaces are rentable and parking is at an adjoining facility. The building creates open to sky platforms as it rises to each level and creates a recess so that the bulk of building is reduced. The showrooms are highlighted by use of a different form and the colors used.

Dental Practice

‘State of the art’ dental practice.

Complete refurbishment to existing dental clinic comprising of 5 examination rooms including façade upliftment and rear extension.

Jct minor works contract was selected for this project as the work is of less complex nature mostly cosmetic modifications. However, the appliances, the equipment and dental furniture increased the costs.

Mixed Used Development with Mini Cinema

Mixed development with allocated areas for a bank branch, retail shops and a mini cinema with a rooftop restaurant. Narrow rectangular site with a disproportionately long length. Hence the challenge of providing a two-way traffic while managing the space requirements for carpark, bank and retail outlets.

Planning permission was granted, however, another application was lodged as amendments to approved plans to achieve two more floors on client request having agreed to pay for every additional parking bays that could not be accommodated. Additional fees were charged on an hourly rate basis for added professional services.
A traditional form of contract will be used during construction (standard bidding document procurement of work major contract sbd/02).

Team Sport Indoor Carting

Warehouse premises converted to an indoor go carting stadium. The cdm regulations 2007 impose duties on clients to appoint a construction design management co-ordinator at the outset who then may have influence on aspects of the design whereby risks to health may be designed out, both during works and after completion (such as safety in maintenance). This way all designers could eliminate hazards which may give rise to risks and reduce the risks from any remaining hazards. Giving safety measures priority over individual requirements.

Standard building contract with quantities 2005 was selected which included detailed contract provisions due to the high construction cost, the works are of a complex nature.

Mansel

Mansel is a pharmaceutical products imports company with a rich history. They wanted to move their operations to Kelaniya due to the ease of logistics of imports and distribution. The site faces the Biyagama road and bund of the Kelaniya River.

The design had many constraints however we developed an iconic façade which is specially designed for Mansel based on a ‘Barcode envelope’ which starkly highlights the building against the ad-hoc architecture and the natural setting of the river.
